Capital Improvement
A capital improvement is the addition of a permanent structural change or the restoration of some aspect of a property that will either enhance the property’s overall value, increase its useful life or adapt it to new uses. There is a difference between repairs and capital improvements. Please consult your tax accountant for how this impacts you. The following examples are not advice, just an overview.
Windows, for example: If you replaced a broken pane in a window, that would be a repair. But, if you replaced all the old windows in your home with new, energy-efficient ones that would be a capital improvement. Adding a part to an HVAC unit to replace a broken one would be a repair but putting a new unit in would be a capital improvement. Replacing your old roof shingles with tiles is a Capital Improvement but replacing a few shingles that blew off during the last storm is a repair.
